Community Plan
In October 2003, the Town of Strasburg approved a Comprehensive Plan for the community. The Plan included a series of goals and strategies for how the Town would grow. In addition, the Plan formalized a Future Land Use Map and Transportation Plan to help accommodate growth. Since the plan was adopted in 2003, the Town's population has increased by more than 50 percent. This tremendous growth has caused the Town Council, Planning Commission, and staff to begin working on a new Plan for the community. The Strasburg Community Plan is currently being created in order to better prepare for future growth. Additionally, the Plan will lay the foundation for development regulations that will ensure the Town maintains its unique charm and mix of land uses. Study Area
The study area for the Community Plan includes approximately 6,000 acres or 9.4 square miles. This area was selected as being prime for future residential, commercial, and industrial growth. In addition, the study area includes property that could be serviced by the Town's water and sewer services today and in the future. For a detailed map of the Community Plan study area, click here.
Current Land Use Inventory
After selecting a study area for the Community Plan, the Town took an inventory of the existing land uses within the study area. This inventory also included counting the number of residential units in order to estimate the current population. The following is a list of the land use categories along with the amount of area dedicated to each use within the study area:
- Low Density Residential (311 acres, 5.18%)
- Medium Density Residential (300 acres, 5.00%)
- High Density Residential (37 acres, 0.61%)
- Rural Residential/Agricultural (1,662 acres, 27.70%)
- Mixed Use (10 acres, 0.17%)
- General Commercial (81 acres, 1.35%)
- Office (13 acres, 0.21%)
- Industrial (407 acres, 6.79%)
- Parks/Open Space (160 acres, 2.67%)
- Public Institutional/Civic (86 acres, 1.44%)
- Private Institutional (101 acres, 1.69%)
- Vacant/Undeveloped (2,249 acres, 37.48%)
- Vacant Platted Lots (102 acres, 1.70%)
- Roads/Right-of-Way (481 acres, 8.02%)

Growth and Density
On August 29, 2009 the Town Council met in a work session to review several different growth scenarios for the Community Plan. The scenarios consist of different average annual growth rates and future residential densities. Earlier in August, the Planning Commission recommended that the Town Council use a combination of 1.7 percent growth and 3.0 units per acre density for the Plan. The Council instructed staff to use the 1.7 percent growth rate and a residential density between 3.0 and 3.5 units per acre.
